Nelson Policies at Lloyd’s can now offer full perils on unoccupied residential property insurance, designed to accommodate a wide range of unoccupied properties. These properties might be unoccupied for an extended period due to renovation work being carried out, awaiting sale, or pending let.   

Standard residential insurance typically covers an unoccupied home for up the 60 days. Properties that are left empty for an extended period of more than 60 days will require specialist residential unoccupied insurance.

Specialist cover is required for unoccupied residentials home because when a property is left empty for an extended period, the chances of theft increases. As does the risk of structural damage caused, for example, by burst pipes and leaks. As no-one is present at the building to repair the issue, the effects of the damage to the building are likely to be more destructive than if the house was occupied.

  • Level 1 – Fire Lightning Earthquake Explosion & Aircraft (FLEEA) only + Property Owners Liability (POL)
  • Level 2 – Full Perils + POL
    • FLEEA with Storm, Flood and Weight of Snow, Escape of Water, Escape of Oil, Theft or Attempted Theft, Collision, Malicious Damage, Subsidence, Falling Trees.
  • Buildings and Contents cover available
  • Properties undergoing alteration or repairs
  • Properties in Probate/to be let/for sale
  • Pro rata return of premium upon cancellation
  • Cover for anyone buying the property until the sale is complete or the insurance end
  • Damage to the property caused by the attendance of the emergency services (limited to £1,000 any one Period)
